The sponsors—experienced but out-of-market investors—secured financing on a non–shovel-ready site with a 50% loan-to-value structure at a 12% interest rate. Despite the complexity and timing constraints, Inner Circle Capital Advisors arranged the loan and closed within 30 days, allowing the sponsors to move quickly on their long-term development plans.
