Sandy Springs Land Acquisition
Inner Circle Capital Advisors successfully arranged a $1,200,000 bridge loan for the acquisition of land located in Sandy Springs, Georgia. The land loan was secured at 75% LTC with a 9% interest rate through a private debt fund.
This customized financing structure allows the borrower to contribute equity over time, deferring full equity injection until permitting is finalized. This flexibility enables the borrower to finalize construction budgeting with greater accuracy, aligning capital deployment more closely with actual project needs.
The bridge loan is structured with a clear exit strategy: it will be taken out by a construction lender who has agreed to recognize the imputed equity—the equity accumulated during the bridge loan term—as part of the borrower’s total equity contribution. This strategic setup enhances the borrower’s leverage while maintaining capital efficiency throughout the pre-construction phase, resulting in lower total equity capital deployment in the deal.
The loan structure also includes a 50 bps rebate to the borrower upon timely closing of the construction loan.
