The buyers are an out-of-state real estate syndication group that focuses on senior living and assisted living facilities. The subject property is currently underperforming financially and the buyers plan to make capital improvements to increase occupancy, manage expenses, and create value for their investors.
The conventional debt financing provides the buyers with construction financing to make the capital improvements on an as-needed basis along with a 2-year interest only period to reduce the stress on cashflow. The loan also comes with no prepayment penalty, allowing the buyers to refinance or sell the asset upon stabilization.
