At the time of financing, the properties were not operating as short-term rentals and therefore lacked historical rental income. Despite this, Inner Circle Capital Advisors identified and secured a lending partner capable of leveraging AirDNA data to project market-based short-term rental income. This innovative approach enabled the lender to underwrite the transaction based on forward-looking revenue potential rather than trailing financials.
The loan was structured with a 7.00% interest rate, a 30-year amortization schedule, and no lender fees, providing the borrower with both stability and cost efficiency.
This refinancing allowed the borrower to successfully exit a high-cost bridge loan, significantly improving their long-term financing position while unlocking the income potential of the assets.
