The property includes 152 rooms (approximately 300 SF each) along with 23,000 SF in the main building, which together will be transformed into 109 contemporary rental units.
Challenges Addressed:
The acquisition loan covered the purchase only; no designs, permits, or finalized construction bids were in place, meaning the project was not shovel-ready.
With the hotel non-operational, there was no cash flow available to support the debt.
The sponsors are foreign nationals residing abroad, with no U.S. citizen or permanent resident on the loan.
This marks the sponsors’ first hotel-to-multifamily conversion and their first project in Georgia.
