Inner Circle Capital successfully arranged the financing for the acquisition of a 68-unit self-storage facility in Hereford, TX. The property was constructed in 2020 with a total of 14,550 rentable SF.

The loan was structured with a competitive fixed interest rate of 7.29%, a 80% Loan-to-Purchase ratio, and a 25-year amortization period despite the below market rents and high operating expenses. While the deal size was relatively small ($280,000), our team considered this a way to earn the client’s business and build a long-term relationship to support the sponsor’s growth plans.
