Inner Circle Capital Advisors arranged refinancing for a multifamily property in Big Spring, Texas, prior to the asset reaching a full year of stabilization. Despite the shorter operating history, the financing achieved 80% loan-to-value with a 6.40% fixed interest rate for five years and a 20-year amortization schedule.
The transaction provided the borrower with long-term rate stability and strong leverage while allowing the property additional time to complete stabilization and optimize operations. This deal highlights Inner Circle Capital Advisor’s ability to structure flexible financing solutions for transitional multifamily assets outside of conventional lending timelines.
Inner Circle Capital Advisors also contested the initial appraisal and were able to get the value to be increased by $350,000, which increased the loan proceeds.
