It all started with a goal to retire from the corporate world by earning enough passive income. We quickly realized this was possible through the power of real estate. By creating an “inner circle” of likeminded individuals, we are able to scale, diversify, and achieve financial freedom.

Our Services

Passive Investing

We provide investors with an end-to-end, white glove service. We manage all aspects of the real estate life cycle and you invest along with us on one or more of our deals.

Meaning: You have money you want to invest in real estate, but you want your involvement limited to writing a check and getting dividends in return.

Active Investing

We supplement your skillset and experience to assist you on your deal(s). We can provide expertise in all aspects of the real estate life cycle.

Meaning: You already have your own deal and need our help with one or more facets of the real estate life cycle.


Real Estate Life Cycle

On our deals, we manage the entire real estate life cycle from start to end. On your deals, we can help you with each stage as needed.

  • The first phase in the real estate life cycle is finding a deal that fits your overall investment strategy. We can assist by finding on and off-market properties that fit your overall goals and needs. We do this through Shawna’s role as a realtor, a network of realtors in various markets, industry contacts, wholesalers, and direct-to-seller marketing campaigns.

  • After identifying a potential deal, the next step is lock it up through a letter of intent (LOI) or a purchase-sale agreement (PSA). This phase includes negotiating key aspects of the purchase that establish a strong foundation for success. We can assist during this phase by leveraging negotiation techniques, structuring creative deals, and connecting you with our network of real estate attorneys.

  • This is a phase where investors analyze all aspects of the deal to identify potential risks and threats to their strategy. Analysis includes qualitative and quantitative methodologies to assess the market, population demographics, rent trends, sale trends, historical financial analysis, improvement planning, feasibility analysis, expected appreciation, budgeting and forecasting, zoning, acceptable uses, legal and liability requirements, and expected changes in geopolitical landscape among other factors.

  • This phase refers to tiering financing sources in order to purchase the property. Financing sources include debt and equity. An ideal capital stack structures the deal to maximize returns and minimize risk, while allowing the investor to achieve their financial goals. While it may seem simple, there is a lot of room for creativity during this phase that can make or break the deal. We can assist with this phase through Jaideep’s expertise as a Capital Advisor.

  • This is the phase where the investor owns real estate and positions it to achieve their strategic objectives. Typically, this phase includes rehab, repositioning, lease-up, expense management, tenant improvements, and stabilization. Investors also find ways to maximize cashflow, minimize their tax liabilities, and restructure the capital stack once sufficient equity has been built. We can assist in efficient property improvements and management by relying on our experience and network with general contractors, leasing agents, property managers, CPAs, lawyers, and other third-parties. We can also assist with effective investor relations management and ongoing management consulting.

  • This is the phase where investors look to sell their properties. Selling real estate traditionally has high fees, high degrees of uncertainty, and substantial tax implications. We can assist during this phase by reducing costs and uncertainty through Shawna’s role as a realtor, a network of investors, and the ability to wholesale real estate effectively. We can also assist in managing tax implications through our partner CPAs and 1031 exchange intermediaries.
